What these approvals mean
HMDA (Hyderabad Metropolitan Development Authority) approves layouts that fall within the Hyderabad metropolitan region. DTCP (Directorate of Town and Country Planning) approves layouts in areas outside the HMDA limits. Both authorities review the layout for road widths, open spaces, drainage and amenities before granting approval.
Why an approved plot matters
An approved layout means the plot has clear titles at the layout level, sanctioned roads and reserved open space, and is eligible for building permissions, bank loans and smoother resale. Unapproved or 'LP number pending' plots are cheaper but carry higher risk — banks may refuse loans and future regularisation can be costly.
How to verify an approval
Ask for the sanctioned layout copy showing the LP (Layout Permission) number and the specific plot number. You can verify HMDA/DTCP layout numbers on the respective authority's portal. Confirm the plot you are buying is inside the approved boundary and not on land reserved for roads or open space.
